THE first high-rise Rumah MutiaraKu (RMKu) Type D project, Sejahtera 113, located in Bukit Mertajam, was launched today, reaffirming the state government’s ongoing commitment to providing affordable homes in Penang.
State Housing and Environment Committee chairman Datuk Seri Sundarajoo Somu highlighted that Type D is a new addition to the existing affordable housing schemes under the Penang Housing Board (LPNPP).
Sundarajoo said that, in line with the Penang2030 vision of becoming a ‘Family-Focused Green and Smart State that Inspires the Nation’, developments such as Sejahtera 113 demonstrate how affordability, quality, and sustainability can go hand in hand.
He also added that he recently introduced this new category under the RMKu scheme, known as Type D, with a maximum price cap of RM400,000.
“I would like to congratulate Golden RCH Development for their contributions to the state’s housing aspirations. To future homeowners of Sejahtera 113, I extend my warmest congratulations.
“May your new homes bring you stability, happiness and prosperity for many years to come,” Sundarajoo said during the launching ceremony of the Sejahtera 113, the RMKu Type D project, in Taman Sejahtera, Alma, Bukit Mertajam today.

Apart from that Sundarajoo said that the project is ideal for young talent and upgraders looking for apartments offering lifestyle amenities.
Sundarajoo also shared that several developers have submitted proposals, comprising both apartment units and landed terrace developments for the Type-D category.
He underscored that, provided the developers adhere to the maximum price ceiling of RM400,000 and ensure proper management of housing density, their proposals will be considered for approval.
It is learned that the pricing for Sejahtera 113 remains within the state government’s affordability framework, ranging from RM369,000 for units with one car park to a maximum of RM400,000 for units with two car parks.
Meanwhile, Golden RCH director, Cheong Ken Loong, shared that the Sejahtera 113 housing project comprises 113 units, each with a built-up size of approximately 900 sq ft and designed as a low-density development.
“We understand that owning a property is one of the most important decisions in life, which is why we are committed to delivering quality homes through our strong and experienced team,” Cheong added.

Sejahtera 113, a 25-storey building, features a range of facilities such as a swimming pool, gymnasium, EV charging station, outdoor cardio area, and a rooftop garden
